Information versus a value opinion
The examples and preparation guidance on this site explain commercial appraisal questions. They are not a signed appraisal of any property, legal or tax advice, a financing recommendation, or a determination of permitted use.
Define the work in writing
A property-specific assignment identifies the client, intended users, interest, effective date, intended use, and scope. Review the engagement letter and the applicable fee and delivery estimate before proceeding. This website does not publish a fee schedule, a delivery tier, or cancellation terms for a particular engagement.
Separate uses and changed instructions
Tell Kevin O'Brien about each proposed use and recipient before ordering. A new date, interest, or use can change the scope. A value opinion does not decide a tax result, settlement, financing approval, or an agency’s response.
